Water Damage Restoration & Mold Prevention

Water damage restoration is the rapid-response process of extracting standing water, drying structural materials, and preventing mold colonization that follows any flooding event. The first 72 hours are critical — Stachybotrys can colonize wet drywall within that window.

What is Water Damage Restoration & Mold Prevention?

Water damage restoration combines emergency water extraction, structural drying, mold prevention, and (when needed) mold remediation into a single time-pressured workflow. The most common triggers are plumbing and slab leaks under concrete floors, roof leaks, sudden HVAC condensate-pan failures, and heavy seasonal rains. Our role is to assess the water-damage scope, document it for your insurance claim, dry the structure to mold-resistant moisture levels, and either certify the space mold-free or transition into full remediation if Stachybotrys, Penicillium, or other colonization has already started.

When You Need It

Any time you have standing water inside the building envelope — even if it dried on its own. Visible water damage to drywall, baseboards, or flooring is a signal that the wall cavity behind those surfaces is likely wetter and slower to dry than what you can see. Homes that were patched cosmetically after an earlier leak or flood often hide cavity moisture that was never properly dried — a frequent source of delayed mold growth. Call within 24-48 hours of any flooding event for the best outcomes.

Signs to Watch For

  • Standing water from any source (storm, slab leak, HVAC, plumbing)
  • Visible water staining on drywall or baseboards within 48 hours of a leak
  • Major storm or flood event (regardless of depth)
  • Buckled, warped, or discolored hardwood or laminate flooring
  • Sagging drywall or ceiling tiles
  • Persistent damp/musty smell after the visible water is gone

Our Water Damage Restoration & Mold Prevention Process

  1. 1. Emergency extraction

Submersible pumps and wet-vacs remove standing water. Saturated carpet, pad, and baseboards come up immediately — they hold water against the slab/subfloor and prevent drying.

  2. 2. Documentation for insurance

Moisture readings, photos, and a written scope-of-loss document filed with your insurance adjuster within 24 hours of the event. We don't bill insurance directly but we make sure you have the evidence to recover what you're owed.

  3. 3. Structural drying

Industrial dehumidifiers + air movers run 3-5 days. We monitor wood moisture content daily and adjust placement. Target: <16% wood MC, <60% indoor RH.

  4. 4. Microbial assessment

On day 3-5, we take air samples. If counts are at baseline, the space is certified dry and you proceed to reconstruction. If mold colonization has started, we transition to containment and remediation immediately.

  5. 5. Remediation handoff (if needed)

Same IICRC S520 process documented above. Containment, removal, antimicrobial, clearance test. Continuous service from "the flood happened" to "you have a written clearance report."

What to Expect

Emergency water extraction + structural drying for a typical residential event runs $1,500-4,500 across 3-5 days. If mold has already established before we arrive (any delay > 72 hours), remediation costs are added on top — typically $2,000-8,000 depending on affected square footage. Most homeowners insurance policies cover water damage from sudden discharge (burst pipe, sudden water intrusion) but exclude "rising water" floods unless you carry a separate flood policy. We coordinate with your adjuster but you're ultimately responsible for the bill — get coverage confirmation in writing before the work begins where possible.

Common Questions

How much does mold inspection and removal cost?
A standard mold inspection runs $400-700 depending on home size and the number of air samples taken. Full remediation is highly variable — a single contained area might be $1,500-3,500; whole-house remediation after a flood can exceed $15,000. We provide a written quote after the inspection and never charge for the quote itself.
How long does mold remediation take?
Most single-room remediation jobs take 1-3 days from containment setup to clearance testing. Whole-house projects after major flooding or a long-running slab leak can run 1-2 weeks. The lab turnaround for the final clearance air sample adds 2-3 business days regardless of project size.
Does homeowners insurance cover mold removal?
Most homeowners policies cover mold remediation only when the mold resulted from a "covered peril" — a burst pipe, sudden HVAC leak, or sudden water intrusion within the policy window. Long-term neglected leaks and humidity-driven mold are usually excluded. We document the cause and timeline in our inspection report, which insurance adjusters use to make the coverage decision.
What should I do first if my home flooded?
Extract standing water within 24 hours, then run dehumidifiers and fans continuously. Pull baseboards and cut drywall 12-18 inches above the waterline so the wall cavity can dry. Call a mold inspector within 48-72 hours — that is the timeline at which Stachybotrys can colonize wet drywall. The longer you wait, the more aggressive the remediation will need to be.
How fast can you come out for an inspection?
Most inspections are scheduled within 2-3 business days. Flood and water-damage emergencies are prioritized — we keep a same-day or next-day slot reserved for them during the rainy season. Call 949-529-2121 to schedule or request a quote through the form on this page.
