Mold Removal & Remediation

Mold removal is the physical extraction of mold growth from a home using certified containment, HEPA filtration, antimicrobial treatment, and structural drying. We follow IICRC S520 standards and finish every job with an independent AIHA-accredited clearance test so you have written proof the home is safe.

What is Mold Removal & Remediation?

Mold removal (often used interchangeably with mold remediation) is the multi-step process of containing a mold colonization, physically removing affected porous materials, treating non-porous surfaces with EPA-registered antimicrobials, drying the structure to below 16% wood moisture content, and verifying the work with post-remediation air sampling. The term "removal" describes what homeowners search for; "remediation" is what the industry, your contractor, and your insurance company will call it on a written estimate or claim. Both refer to the same physical process when done correctly. Done incorrectly — for example, a DIY bleach scrub that aerosolizes spores without containment — and you spread the problem instead of solving it.

When You Need It

Anytime you can see active mold growth larger than a 10-square-foot patch, smell a persistent musty odor without a visible source, or have an air-sample test that shows elevated indoor mold spore counts relative to outdoor levels. Recent water intrusion (slab leak, major flooding, sustained roof leak) is a 100% trigger for inspection — Stachybotrys can colonize wet drywall in 72 hours, so the timeline from "the leak stopped" to "we have a mold problem" is short.

Signs to Watch For

  • Visible mold growth on walls, ceilings, baseboards, or inside cabinets
  • Persistent musty odor that returns after cleaning
  • Family members with worsening allergies, sinus issues, or asthma
  • Recent water damage (flooding, plumbing leak, roof leak) within the past 60 days
  • Air-sample test showing elevated indoor mold spore counts
  • Visible water staining on drywall or ceiling tiles

Our Mold Removal & Remediation Process

  1. 1. Inspection & testing

Certified inspector walks the property with moisture meter + thermal imaging. We take a minimum of 3 air samples (one outdoor reference, at least 2 indoor) and any visible-growth surface swabs. Samples go to an AIHA-accredited lab.

  2. 2. Containment

We isolate the affected area with 6-mil poly sheeting and negative-air pressure machines so spores stay inside the work zone. HVAC vents in the containment area are sealed.

  3. 3. Removal

Porous contaminated materials (drywall, insulation, carpet, ceiling tiles) are cut out and bagged. Wood framing is HEPA-vacuumed and treated. Non-porous surfaces are wet-wiped with EPA-registered antimicrobials.

  4. 4. Drying

Industrial dehumidifiers and air movers run until wood moisture content drops below 16% (IICRC S520 standard). Typically 2-5 days depending on the affected materials.

  5. 5. Clearance testing

With containment still in place, we take a final air sample sent to the independent lab. The job is not done until indoor spore counts are at or below the outdoor reference.

  6. 6. Reconstruction handoff

We provide the clearance report; reconstruction (replacing drywall, painting, etc.) is handled by a licensed general contractor of your choice.

What to Expect

Single-room remediation runs $1,500-3,500 and typically completes within 1-3 days from containment setup to clearance testing. Whole-house projects after major flooding or a long-running slab leak can run $8,000-15,000+ over 1-2 weeks. The lab turnaround for clearance testing adds 2-3 business days regardless of project size. We provide a written quote after the inspection and never charge for the quote itself. Most homeowners insurance policies cover remediation when the underlying cause is a covered peril (burst pipe, sudden water intrusion, sudden HVAC leak); long-term neglected leaks are typically excluded.

Common Questions

How much does mold inspection and removal cost?
A standard mold inspection runs $400-700 depending on home size and the number of air samples taken. Full remediation is highly variable — a single contained area might be $1,500-3,500; whole-house remediation after a flood can exceed $15,000. We provide a written quote after the inspection and never charge for the quote itself.
How long does mold remediation take?
Most single-room remediation jobs take 1-3 days from containment setup to clearance testing. Whole-house projects after major flooding or a long-running slab leak can run 1-2 weeks. The lab turnaround for the final clearance air sample adds 2-3 business days regardless of project size.
Does homeowners insurance cover mold removal?
Most homeowners policies cover mold remediation only when the mold resulted from a "covered peril" — a burst pipe, sudden HVAC leak, or sudden water intrusion within the policy window. Long-term neglected leaks and humidity-driven mold are usually excluded. We document the cause and timeline in our inspection report, which insurance adjusters use to make the coverage decision.
Do I need to leave my home during mold remediation?
Usually no for small contained projects — we set up negative-air containment that keeps spores inside the work zone. For larger remediation, HVAC remediation, or remediation in central living areas, we recommend a hotel stay for 2-4 days. Immunocompromised people, infants, and pregnant women should always relocate during active remediation regardless of project size.
What is clearance testing and do I need it?
Clearance testing is a post-remediation air sample taken with the containment still in place, sent to an independent AIHA-accredited lab. It is the only objective way to confirm the work was successful. We strongly recommend it for any project larger than 10 square feet and consider it mandatory before re-occupying a remediated space.
