Mold Inspection & Testing

A mold inspection is a non-destructive assessment of a property combining visual inspection, moisture measurement, and AIHA-accredited laboratory air sampling. Most inspections take 1.5-3 hours on-site; the written report with remediation protocol arrives 5-7 business days later.

What is Mold Inspection & Testing?

A professional mold inspection is the diagnostic step before any remediation decision. It combines three independent data sources: a certified inspector's visual walkthrough (looking for staining, surface growth, leak history), moisture readings (pin and pinless moisture meters, plus thermal imaging to find hidden wet spots behind drywall), and laboratory air-sample analysis (minimum 3 samples — one outdoor reference plus at least 2 indoor — sent to an AIHA-accredited lab for spore identification and quantification). The deliverable is a written report identifying any active growth, the likely water source, and a step-by-step remediation protocol if needed.

When You Need It

Before buying a home on the Los Angeles Westside or in Orange County (coastal humidity, aging housing stock, and slab-on-grade construction can keep mold risk elevated), after any water intrusion event, when family members develop unexplained respiratory or sinus symptoms, before re-occupying a previously-flooded space, or when you smell mold but can't see the source. Pre-purchase inspections fit within the standard 10-day real-estate inspection window — we can usually be on-site within 2-3 business days of scheduling.

Signs to Watch For

  • You're under contract to buy a home
  • You can smell mold but can't see it
  • Family members have new or worsening respiratory symptoms
  • Water intrusion within the past 6 months (storm, leak, flood)
  • Visible growth on one wall and you're wondering if it's spread
  • A previous owner did unpermitted post-flood repairs you can't verify

Our Mold Inspection & Testing Process

  1. 1. Property walkthrough

Inspector evaluates every interior space: bathrooms, kitchens, attic, crawlspace, around HVAC, ground floor for slab moisture. Moisture meter and thermal camera document any anomalies.

  2. 2. Visible growth documentation

Any visible mold is photographed and sampled (tape lift or swab) for species identification at the lab.

  3. 3. Air sampling

Minimum 3 air samples taken: one outdoor reference (the baseline for your home's neighborhood) plus indoor samples in the most-affected rooms. Each is a 5-minute spore trap captured on a glass slide.

  4. 4. Lab analysis

Samples shipped same-day to an AIHA-accredited laboratory. Results return in 3-5 business days with quantified spore counts per cubic meter, broken down by species.

  5. 5. Written report

Report includes: inspector findings, lab results, identified water sources, remediation protocol (if needed), and an estimated remediation cost range. The protocol meets the requirements most insurance adjusters need.

What to Expect

Standard residential mold inspections run $400-700 depending on home size, with most jobs finishing on-site in 1.5-3 hours. Larger properties (5000+ sq ft) and commercial buildings are quoted separately. Same-day or next-day scheduling is usually available, and pre-purchase inspections are prioritized to fit the real-estate inspection window. We never push remediation services after an inspection — many homes get a clean report and the homeowner walks away with peace of mind. If remediation IS needed, you're free to use any licensed remediation contractor; we're happy to provide the protocol regardless of who does the work.

Common Questions

How much does mold inspection and removal cost?
A standard mold inspection runs $400-700 depending on home size and the number of air samples taken. Full remediation is highly variable — a single contained area might be $1,500-3,500; whole-house remediation after a flood can exceed $15,000. We provide a written quote after the inspection and never charge for the quote itself.
Should I get a mold inspection before buying a home?
Yes — especially where coastal humidity, aging housing stock, and slab-on-grade construction all elevate mold risk. A pre-purchase mold inspection costs less than 0.1% of a typical home price and can either confirm the home is clean or give you negotiating leverage on the seller credit. We can usually inspect within the standard 10-day inspection window.
What is clearance testing and do I need it?
Clearance testing is a post-remediation air sample taken with the containment still in place, sent to an independent AIHA-accredited lab. It is the only objective way to confirm the work was successful. We strongly recommend it for any project larger than 10 square feet and consider it mandatory before re-occupying a remediated space.
How fast can you come out for an inspection?
Most inspections are scheduled within 2-3 business days. Flood and water-damage emergencies are prioritized — we keep a same-day or next-day slot reserved for them during the rainy season. Call 949-529-2121 to schedule or request a quote through the form on this page.
What happens during a mold inspection?
A certified inspector walks the entire property, checking moisture-prone areas (bathrooms, kitchens, attics, crawlspaces, around HVAC) with a moisture meter and thermal camera. We collect a minimum of 3 air samples — one outdoor reference and at least 2 indoor — plus surface swabs of any visible growth. Samples go to an AIHA-accredited lab; you get a written report with the remediation protocol within 5-7 business days.
